There are plans to build a new six-storey building with 141 flats in what is seen as the missing piece of the regeneration of Gloucester Docks.
The Canal and River Trust, in partnership with development company bloc, wants to build the new homes at West Quay between Llanthony Road and Severn Road.
The proposals, which have now been submitted to Gloucester City Council, would provide a mix of one and two bedroom apartments specifically for rent.
The existing warehouse would be refurbished and used as a multi-use social space with gym, games area, parcel storage and reception.
Two older industrial buildings will be demolished as part of the project to make way for the new homes.
Architects say these are of no architectural or heritage merit and do not form part of the historic building stock of the docks.
“The refurbishment of the warehouse building will provide a preservation upside to the new-build development of the rest of the site ensuring its ongoing historical survival,” they say in the planning application.
“Its current condition is dilapidated and in need of repair. The proper mending with appropriate methodology and materials along with its platform structure will ensure its long term survival and provide a sustainable reuse.”
The proposals also suggest some of the apartments will have private areas of amenity space, and there will be a larger accessible plaza formed overlooking the dry dock basin and the wider historical docks.
This will be shielded from noise and traffic from Llanthony Road by the new building, they say.
People have until February 18 to comment on the proposals. Planners are expected to consider the scheme by April 29.
Residents can view the proposals by searching for application 25/01157/FUL on the council’s planning portal.
